No two homes are the same. Therefore pricing options for home inspections vary. Our base price for inspections start at $350 for a thorough home inspection consisting of a 3 hour inspection, Free appliance Recall check, Free Termite inspection, a 90 day warranty and our 200% satisfaction guarantee.

Most of our clients also choose ancillary testing to determine the enviromental quality of a home. Because we can't see Radon, Air quality or out sewer lines, Clients most often request these services to protect their families and their largest investment.

Radon, We can't see it and we can't smell it, yet it's the second leading cause of lung cancer. Radon is a cancer causing radioactive gas. Radon comes from the natural breakdown of uranium in soil, rock and water and enters the home through foundation cracks, crawl spaces, sumps and other openings of the home. You cannot see radon and you cannot smell it or taste it, but it may be a problem in your home. This is because when you breathe air-containing radon, you increase your risk of getting lung cancer.

This is a 48 hour test that is placed on the day of inspection and retrieved two days later then delivered to the lab for results.

Having your home tested can save you a lot of money when negotiating your purchase.

If your purchasing a home that is older than 20 years old, you should strongly consider having the sewer line inspected. Unseen damage from tree roots, sagging soil, or decay over time can lead to huge expenses. The typical sewer line replacement cost is nearly $12,000.00

Serious Business... Throughout our inspection we are always on the lookout for molds and other staining and growth. If and when we detect potential serious issues we can provide you with Lab analysis of the samples tested and remediation recommendations. Our pricing varies on the amount of physical samples taken combined with Indoor Air Quality testing samples. Below are some breakdowns of testing pricing.

Mold sampling with Residential Inspection w Two(2) Bulk Samples and Reporting

Includes on site field inspection, two bulk samples (micro-mount or sterile swab), laboratory analysis and report. Note: If toxic molds are revealed AIQ Testing will be recommended at an additional cost.

Mold Survey Bulk and IAQ Analysis

The most thorough package.

This service consists field, laboratory analysis and report of bulk (4) and Indoor Air Quality samples (4). Field also include radon analysis and report. This package will be required by the remediation contractor to accurately price the remediation.

Adhesive Tape Sample: 1 sample

This test is an accurate and inexpensive way to identify unknown molds on surfaces in living spaces. Note: If toxic molds are revealed AIQ Testing will be recommended at an additional cost.
